Disputing rental service charges in the Netherlands

Service charges are separate from basic rent. Compare the annual statement with your advance payments and ask how the landlord calculated your share.

1. Check the facts

List the services in your agreement, such as cleaning or shared energy. Check the period, meter readings and allocation between occupants. An advance is not necessarily the final amount owed.

2. Take action

Request the detailed annual account and access to supporting costs. State which entries you dispute and why. Keep a copy of your request and the landlord's response; a general objection gives less useful information than specific disputed amounts.

3. If the problem continues

If you cannot agree, check whether the Huurcommissie can hear your dispute and what deadline applies to that year and contract. Otherwise obtain advice on the court route. Do not merge a service-charge disagreement with stopping all rent payments.
